How pricing works

How an office quote is built

You get a fixed monthly price for the nights on your scope sheet, in writing, after a supervisor has seen the office. We don't give a figure over the phone.

  1. What moves the price

Five things, and the walkthrough settles each one.

    • Square footage and the number of desks and rooms

    • Nights a week: two, three or five

    • Floors: carpet, vinyl, tile, and how much of each

    • Restrooms and kitchens, because fixtures take the most time

    • Access: alarm, elevator, parking and loading dock

  2. What the quote includes, and what it doesn't

It lists each room, each night and the supplies.

    • Included: the scope sheet by room, our cloths, mops and vacuums, trash relined, the close-out text and a night report on request

    • Not included: paper, soap and liners unless the quote lists them; periodic floor and carpet work; windows; anything on the 'what we don't do' list

  3. What happens at the walkthrough

Raquel, Kamilah or Marcos walks the office with your office manager, at an hour you pick.

    • We count desks, restrooms and kitchens and note each floor

    • We ask what is off limits and who gets the morning text

    • We ask about the alarm and keys, and explain the keys and alarms policy; no code is shared yet

  4. Extra nights and after-hours work

A night outside your schedule is quoted by the crew's time.

    • A one-time clean after a party or a move is quoted before we book it

    • A holiday night is quoted as its own line

  5. When you get the number

Within one business day of the walkthrough, in writing, by email or text.

    • The first night is set once you sign, and you meet the lead before it

    • A change to the scope is written down before it starts

A worked example

A 3,000 sq ft office, 14 desks, three nights a week

These are the questions we ask, in the order we ask them. No figure appears here because every office's answers are different.

  1. 01

Step 1: Which rooms, and how many?

Fourteen desks, one conference room, a break room, two single-user restrooms and an entry. Each room type has its own line.

  2. 02

Step 2: What are the floors?

Carpet in the work area and vinyl in the break room and restrooms. Vinyl gets mopped; carpet gets vacuumed.

  3. 03

Step 3: Which nights, and when does the last person leave?

Monday, Wednesday and Friday, with the last person out by 6:30. Late staff change where the crew starts.

  4. 04

Step 4: Who stocks paper and soap?

Your closet or our order. Each is a line you can see.

  5. 05

Step 5: How do we get in, and who gets the text?

A code and a key under the keys and alarms policy, and one named contact for the morning text.

About the quote

Is the monthly price really fixed?

For the nights and rooms on the scope sheet, yes. If a room is added or a night is dropped, we write the change down first.

Do you charge for the walkthrough?

The walkthrough comes with the written quote and has no charge. The quote itself says what a start night and a missed night cost.

Can I compare your quote with another?

Please do. Line up the rooms, the nights and the supplies, because those are where quotes differ.

Next step

Ready for the number in writing?

Send the address and the number of desks, and we'll set the walkthrough.
